All About Robson
Last fall we announced that the board had retained Robson Property Management to manage our neighborhood and by now you are hopefully familiar with them via emails, letters and an introduction to Katie Reid, our neighborhood manager.
Key things to know about Robson:
- They have a convenient portal that allows you to submit requests, look up covenants, file architectural requests, see financial information and more just by logging in.
- Robson has separate management, compliance and financial teams. This means our neighborhood manager, Katie Reid can focus on helping the neighborhood while compliance officers survey the neighborhood and the accounting department handles financial responsibilities. Katie is happy to explain this in more detail to any resident.

The Silverwood website is also available for new and prospective residents as well as the association. Here you will find a link to the portal, information on HOA meetings, pool info, neighborhood celebrations, Bixby happenings and more. Our goal is to make sure every member of the association has as much information as possible, so you always know what is going on or at least know who to ask and how to reach them. Of course, we still have the neighborhood Facebook group as well so be sure to check out all the ways you can connect with your neighbors. Please note that the forms on the website will go away soon in favor of using the Robson portal. We want to make sure everyone knows about the portal and has joined before removing the redundant forms on the website. This will happen right after the annual meeting. |

Those weeds and crabgrass patches that grow along the edge of the street in front of your house are the homeowner's responsibility. This time of year they really start to grow like crazy so be sure to include treatment of them to keep the whole neighborhood looking great. Here is an article outlining several ways to keep them in check.
Keeping our yards attractive not only helps beautify the neighborhood, but it also keeps us in compliance with HOA and Bixby city regulations.
Here’s a list of essentials that can turn into covenant violations if not taken care of on a regular basis:
- Mow the grass on a regular basis and keep your yard weed free.
- Edge the yard when you mow. Nothing looks worse than grass crawling over the sidewalks. If you get sand and dirt runoff on your sidewalk, you must remove it and keep the sidewalks clean.
- Be sure to remove weeds from all beds, including tree and flower beds. This is part of the covenants and a frequent violation.
- Check for weeds in the street also. Those cracks in the driveway and street in front of your home are also your responsibility.
- According to city ordinance, all tree branches must leave a clearance of 8 feet over sidewalks. Don’t force children and pedestrians into the street with low branches.
- Dead trees must be removed from yards in a timely manner. If it's not actively growing anymore, it's time for it to go.
KEEPING PROPERTY VALUES HIGH is important to every homeowner in our neighborhood. When we begin to let things slide like yards, paint or other issues, we lower the appeal for everyone in the neighborhood and make our streets less attractive to visit. For most, our homes are our biggest investment so please do your part to help protect the neighborhood and make it a great place to live. |

Pool News |

The pool opens up this weekend! Tim Sanderson will be at the pool from 10am - 12pm Saturday, May 25th to help with keys. We are using the same pool key system this year so your key should start working Saturday. If you are new to the neighborhood or need a replacement, you can see Tim on Saturday at the pool. After Saturday, they can be requested through Robson. Dues must be up to date of course.
Last year we added new picnic tables and umbrellas in the northwest corner of the pool! Enjoy these new amenities but please close the umbrellas when you leave and clean up any mess so the next family can enjoy them as well.
The Neighborhood Pool typically opens Memorial Day Weekend and closes Labor Day Weekend. Extending the pool season is determined on an annual basis due to cost, weather and usage. Pool hours are 9am-10pm except Monday before 1pm when it’s closed for cleaning. |

When do I need approval for home improvements? |
|

|
An architecural request is a request every homeowner needs to make before making significant changes to their home. This includes new roofing, new fencing, exterior paint, storage buildings and more. According to the bylaws, every homeowner must submit an ARC form in our portal or by contacting the HOA Manager. Failure to get plans approved can result in work being re-done at the homeowner's expense. Currently the HOA Board serves as the Architectural Committee and will make every attempt to respond to the request as fast as possible. Please note this includes new roofs even if you are replacing with the same shingle/roof type. It also includes any exterior paint including exterior house paint, garage doors, front doors and window trim and concrete stain. |

The Current State Of Dues |
|
|
Paying dues on time is necessary to keep the neighborhood operating correctly. The truth is, at this time nearly 10% of our homes have some sort of part-due balance and that is before the June 1 deadline for this year's dues. This puts stress on our HOA finances and requires the board to use reserves at times to cover the gaps, which is not healthy.
We are a relatively small neighborhood but have two entrances to maintain, one with a guardhouse. We have the pool and pool house to maintain, and we also are responsible for the retention pond and surrounding fence located west of our neighborhood. For this reason we must collect all dues on time or enforce the bylaws which can include collections, liens and further financial penalties including legal costs. No one enjoys this process but we have a duty to our fellow members to remain a solvent corporation at all times. If a resident is having an issue making payment on time they can contact Robson to work on a suitable remedy to the situation. Annual dues must be paid by June 1 and are subject to legal action 30 days thereafter if necessary. Bylaws and Covenants are available on the website. |
